Estonia punches far above its size in modular design. This is the home of KODA by Kodasema and the mirror-glass ÖÖD houses you've probably seen online — the most design-led corner of the Baltic market, alongside serious year-round manufacturers. If you want a small home that looks like an architect drew it, Estonia is where I'd start looking.
Delivery is the one trade-off. Estonian loads usually route to Ireland via Sweden, Germany or Rotterdam rather than a single direct ferry, so budget roughly a week and around €1,500 more than the equivalent Lithuanian route. For a design-led house most buyers decide that's worth it.
