Container conversions

Container homes occupy a category Loghouse won't touch and most of the timber modular operators avoid — but the buyer demand is real. Container conversions are faster, cheaper per m², and visually distinctive. They're the right answer for some sites (urban infill, glamping, granny flats, garden offices) and the wrong answer for others (very cold sites where you'd be fighting condensation the whole life of the building).

Why container?

• Speed. A standard 40ft container can be habitable in 4–6 weeks from order, vs 12+ weeks for a timber or SIPs build.
• Distinctive aesthetic. The boxy industrial look has its own market — short-stay, glamping, creative studios, gyms.
• Cost per m² at the small end. A 20ft container shell is ~€3,000; fitted out as a single-room office or guest room, the total is typically €15–25k inc VAT — well under any modular equivalent.
• Expandable container designs. KS Housing's Double-Wing concept unfolds a 20ft container into a 30–40 m² floor plan on site.
• Recyclable. Containers come from a global pool — there's never a shortage and the embodied carbon is already paid for.

Where container falls down

• Insulation is the whole project. Steel walls without insulation are a thermal disaster — every operator on this page does insulated builds, but verify before signing.
• Condensation risk. Cold steel + warm internal air = sweat. Vapour control and ventilation strategy must be deliberate.
• Span limits. A 40ft container is 2.4 m wide internally — open-plan dreams need to factor in side-by-side joining.
• Resale narrative. Irish buyers are more receptive to timber and ICF than to steel containers; you may take a discount on resale.
