Start with the definitions
A common buyer mistake is treating “log cabin”, “modular” and “steel frame” as three mutually exclusive products. They are not.
Log cabin
Usually a structure whose external walls use stacked solid-timber logs or interlocking timber profiles. Some products add separate insulation or an internal service wall.
Modular home
A building assembled from factory-made modules. The modules may use timber studs, light-gauge steel, cross-laminated timber or another system.
Steel-frame home
A structural system using light-gauge or heavier steel members. It can be supplied as panels, a kit or completed volumetric modules.

What matters more than the label
1. The complete wall, roof and floor build-up
Ask for drawings that identify every layer, thickness and product. A quoted U-value or brochure claim cannot be assessed without the build-up and calculation behind it.
2. Site-specific structural design
Wind exposure, ground conditions, openings, module connections and the chosen foundation must be coordinated. A generic factory drawing is not the same as structural design for the Irish site.
3. Fire, ventilation, energy and access
A dwelling has to address all relevant Building Regulations, including fire safety, ventilation, conservation of fuel and energy, and access and use. Good thermal performance alone is not proof of compliance.
4. The interface between factory and site
Many failures happen at the joins: foundation-to-wall, module-to-module, roof closures, service penetrations and weather seals. The contract should identify who designs, installs, inspects and certifies each interface.
Planning does not prefer one label
Planning controls the development and use of land. A planning authority will consider the site, location, design, access, services, wastewater, development-plan policy and the intended occupation. Calling a building “temporary”, “modular” or a “log cabin” does not remove those questions.
A qualifying detached rear-garden dwelling may use the separate Class 3A exemption, but it must satisfy every condition. A unit proposed on separate land does not inherit that garden exemption.
Which system may suit which buyer?
Consider log construction when…
You value the exposed-timber character, understand the movement and maintenance details, and have a supplier able to evidence the full dwelling specification.
Consider timber modular when…
You want high factory completion and a conventional insulated build-up, with clear responsibility for module joins, transport and site certification.
Consider steel frame when…
You want a precise, lightweight structure and the design team can demonstrate robust thermal-bridge, condensation, fire and corrosion detailing.
Pause any purchase when…
The supplier will not provide drawings, calculations, product data, Irish project references or a clear route to Building Control completion.
Questions to ask every supplier
- What exactly carries the structural loads: logs, timber studs, steel, panels or a combination?
- Who provides site-specific structural calculations and foundation loads?
- What drawings and calculations support fire, energy, ventilation, moisture and access compliance?
- Which parts arrive complete and which trades or materials are excluded?
- Who owns design responsibility for transport, lifting, module joins and service penetrations?
- Who will act as designer, builder and certifier for the Irish Building Control process?
Frequently asked questions
Is a log cabin automatically cheaper?
No. Compare the complete installed dwelling, including insulation, finishes, foundation, transport, services, professional work and certification. A low shell price can exclude much of what makes it habitable.
Is steel frame colder than timber?
Not necessarily. The result depends on the complete thermal design. Steel is highly conductive, so thermal breaks and junction calculations require particular attention.
Is modular construction permanent?
It can be. “Modular” describes manufacturing and assembly, not lifespan or planning status. Many permanent buildings are modular.
Which option is mortgageable?
That depends on the lender, valuation, planning and Building Control records, construction evidence, title and insurability. Obtain feedback on the exact system rather than relying on a general label.
