Terms of Service

Last updated: 2026-05-08. The rules of using ourhouse.ie as a buyer or provider.

1. What ourhouse.ie is

An independent comparison and information site for modular and tiny homes that ship to or are manufactured in Ireland. ourhouse.ie is not a manufacturer, importer, builder, or contractor. We don't sell or transport homes; we provide editorial information, comparison tools, and (in Phase 2) brokerage facilitation.

2. No professional advice

Information on ourhouse.ie is editorial in nature and does not constitute legal, planning, financial, structural-engineering, or building-regulations advice. For decisions that depend on regulatory or professional input, retain an Irish solicitor, planning consultant, or chartered surveyor.

3. Provider listings

Provider data is collected from public sources, direct provider submissions, and our own outreach. We re-verify quarterly. We make no warranty as to the accuracy of provider-supplied data and recommend buyers verify pricing, lead times, and delivery directly with the provider before placing any deposit. We are not party to any contract between a buyer and a provider.

4. Featured listings and editorial integrity

Some listings are paid placements. Paid placement does not affect the underlying provider data; it affects ranking and visibility only. Featured cards and badges are labelled. See About for the full disclosure of how the site earns money.

5. Buyer enquiries and lead routing

If you submit a buyer enquiry and consent to provider routing, we forward your details to up to three matched providers. We may receive a referral fee from those providers. The referral fee is paid on the enquiry, not on a closed sale; it does not bias our recommendations beyond the disclosure made on the relevant provider page.

6. Brokerage (Phase 2)

Where ourhouse.ie acts as a brokerage facilitator for a Baltic-sourced sale, our role is project manager, not principal. The buyer's contract for the unit is with the manufacturer, not with us. We facilitate quote, delivery, planning consultation, and setup coordination for a stated commission. Liability for the unit itself rests with the manufacturer; liability for our facilitation is governed by the brokerage agreement signed at engagement.

7. Limitation of liability

To the maximum extent permitted by law, ourhouse.ie's liability for any claim arising from use of the site is limited to direct losses up to €1,000 per claim, except for liability that cannot be limited under Irish law (death, personal injury, fraud).

8. Intellectual property

The ourhouse.ie name, layout, editorial content, and aggregated data set are the property of ourhouse.ie. Provider names, logos, and product names are the property of the respective providers and are used for identification under fair-use principles.

9. Changes

We may amend these terms with notice on this page. Continued use of the site after a change constitutes acceptance.

10. Governing law

Republic of Ireland. The Irish courts have exclusive jurisdiction over any dispute arising from use of ourhouse.ie.
